With over 23 years experience in commercial real estate, Rich Sommerville has specialized in Florida land sales since 1991. Rich is a Certified Land Specialist who has brokered land deals in Lee, Collier, Brevard, and Hillsborough Counties. He has also consulted on various land projects throughout the state of Florida. He offers his expertise to clients in various aspects of real estate investment, including: Land Feasibility Studies, Market Feasibility Analysis, Site Selection, Land Acquisition, Planning, Due Diligence, and Contract Negotiations.
In 2002, Rich brokered the largest land deal in Southwest Florida – 969 acres along Bonita Beach Road, two miles east of I-75, straddling the Lee/Collier County Line. As a result of this transaction Mr. Sommerville was recognized by his company, a major international commercial real estate brokerage, as the Number One Sales Associate Worldwide. In 2003, he was inducted into their Legend Society, comprised of the top ½ percent of all associates. Additionally, in 2004, Rich was recognized as their Number Four Sales Associate Worldwide. Other impressive achievements attained by Mr. Sommerville include: three time recipient of the Top 10 Producer Award, The Florida 100 (multiple years as number one), Platinum, Gold and Silver Circles of Distinction and the Pinnacle Society.
Rich has brokered many significant transactions including: Palmira Golf & Country Club, Banyan Woods, Tuscany Isles, Portofino Falls, Raffia, and Stonegate Landing. Mr. Sommerville was also involved in brokering the original transactions at Twin Eagles and Village Walk of Bonita Spring, a 625 acre development on Bonita Beach Road.
Rich provides expertise and advice on the acquisition of little known land opportunities, whether for commercial, single-family, or apartment development throughout Florida and the Southeastern United States. Through his network of real estate professionals and business associates, Mr. Sommerville’s knowledge has expanded to quietly-marketed distressed properties and other assets, such as apartment complexes/portfolios, fractured condominium projects, retail developments, and general office/ medical office buildings/portfolios.
